discount rate for valuation of preferred shares

I need to calculate the discount rate for preferred shares of non-publicly traded bank.
Any advice or approach I should take? Should I adjust cost of ordinary shares in some way to derive the cost of preferred shares, or there is/are some other approach(es)?
