NAVPS Schweser Mock Exam #5 AM (Q45)

Hi!
Isn’t the NAVPS calculation for REITS: NOI1/cap rate + other assets - other liabilities?
There’s a question on Schweser’s mock where the only thing they do is: NOI1/cap rate and they totally ignore assets and/or liabilities… can someone help pls?
